Code Violations at the Clubhouse

The Sherwood Area Community Alliance is sharing an update regarding the current code violation involving the neighborhood clubhouse. This update is being provided to keep residents informed and aware of ongoing safety related issues.

Background
In the past, several reported concerns related to the clubhouse were reviewed by Brevard County and ultimately dismissed as unfounded. However, a recent inspection resulted in confirmed violations due to the structure being unsecured and accessible, including access by children.
Current Violations Issued
Brevard County has cited the property owner for two violations under the Brevard County Code (Case 25CE-02114):
Section 22-278(e)(7), Window Regulations
Section 22-278(e)(8), Door Regulations
According to the county inspection report, there are broken windows and doors around the clubhouse. Because the building is vacant, county regulations require that windows and doors be replaced or properly boarded up to prevent access and reduce safety hazards.
Owner Notification and Next Steps
The property owner has been formally notified of the violations. Notification was made through posting on the property as well as certified mail sent to the owner’s address on file in California.
The owner will be given a period of time to mitigate the violations before any fines or additional enforcement actions are issued, in accordance with county ordinance and applicable state law.

The Sherwood Area Community Alliance will continue monitoring the situation and will provide updates as they become available. Our goal is to keep residents informed while encouraging timely resolution of issues that impact neighborhood safety.

Additionally, if you observe trespassing or unsafe activity at the clubhouse, we encourage you to report it to us so that we can organize the details for submission to the County. Continued trespassing and safety concerns may help expedite the mitigation process.
